About Us
After coming back to Hilton Head year after year for family vacations with our three children, we finally bought our own vacation home on the island in January 2020. We love being able to come to our favorite island several times every season now, but we also enjoy creating a family friendly vacation home for others.
We know first-hand how difficult it can be to travel with children, so we have taken extra care to create the perfect vacation destination for families with kids.
We manage our own property because we want to get to know our guests and want to create a place that families want to return to every year. When booking direct with us, our guests can expect personal communication with us, the owners, and special touches to make you feel at home.

The Villa
Your perfect family beach vacation awaits the moment you arrive at HHI Tide 21. Our spacious villa has an open floor plan with plenty of room for eating together, playing board games, or watching movies. The beach is an easy 4-minute walk from the villa through the resort.
HHI Tide 21 is equipped with families in mind! You’ll love the coastal decor, fully equipped kitchen, dining table for 8, and private balcony. Your children will love the bunk beds, board games, basket of books, and DVD movies. And since we know how much you dread packing all that beach gear, we provide all the equipment and toys you need for beach time with your family.
The Resort
Hilton Head Beach and Tennis Resort is a family friendly oceanfront resort on Folly Field Beach, one of Hilton Head's best beaches. The resort has direct beach access, a security gate, and lots of wonderful amenities.
Your family will love the huge oceanfront pool, the shaded playground, the tennis courts, the ice cream/sno cone stand and the summer schedule of fun family activities.
You don't have to go far to grab lunch or dinner. HHB&T has 3 restaurants on site. And all resort amenities are within a 5 minute walk from our villa.

Oceanfront Resort
Hilton Head Beach and Tennis Resort is a beautifully landscaped resort directly on Folly Field Beach. HHI Tide 21 is an easy 4 minute walk to the sand.
Playground
Your children will love the beautiful shaded playground only a 2 minute walk from the villa. There is also a basketball court, sand volleyball court, and shuffleboard.
Fitness Center
You will have free access to the resort fitness room, which includes treadmills, ellipticals, exercise bikes, a universal machine & weights..
Self-Check In
You can check in at your convenience with our digital lock and not have to worry about keeping up with a key during your stay.
Pools
Enjoy the 2 outdoor pools! The main olympic-size pool, only a 4 minute walk from HHI Tide 21, is oceanfront, has a kiddie pool, and lots of poolside seating. The second smaller pool is across the resort. Both pools are open year-round and are not heated.
Tennis & Pickle Ball
You will have free access to 8 lighted tennis courts and 4 pickle ball courts, as well as a pro shop with equipment rentals and lessons.

Laundry Room
There are coin-operated washers and dryers at the resort in a building about 300 yard from our villa.
Beach Equipment & Pool Toys
All the fun of the beach without the stress of packing!
HHI Tide 21 has a closet full of beach equipment, including beach chairs, beach umbrella, boogie boards, buckets, shovels, pool/ocean inflatables, beach games, and a beach cart to tote it all.
Family Games & Movies
When it's family time, you will enjoy the board games, card games, children's books, novels, and a huge library of DVD movies.
3 Restaurants on Site
You can feed your family right at the resort. The resort has 3 restaurants, including a beachside bar and grill, a pizza restaurant, and a sports bar/restaurant, all within a 4 minute walk from our villa. There is also an ice cream and sno cone stand right next to the main pool!
Wifi & TV
You will have access to free high speed internet, cable TV, and Chromecast
on 3 flat screen TVs.

Payment Schedule
Due at Booking: 10% of Reservation Total, Signed Rental Agreement, and Photo ID.
Due 30 days before Arrival: Full Payment of Reservation Total.
Due 7 days before Arrival: $300 Refundable Security Deposit

Typical minimum nightly stays:
Spring: 2-4 nights
Summer: 4 nights
Fall & Winter: 2 nights
Holidays: 3-4 nights

Cancellation Policy
If you cancel you reservation...
30+ days before Check-in Date:
Full refund of all deposits/payments.
14-29 days before Check-in Date:
50% refund.
13 days or less before Check-in Date: No refund
Booking Age Requirement
Primary guest (person making the reservation) must be at least 25 years old. The primary guest must be present in the villa for the entire rental time period.
Secure Payments
All payments are made through Square, a secure credit card processor. We never see your credit card information.
Rental Fees
Cleaning Fee....$185
Our villa will be professionally cleaned for your arrival. We will provide bed and bath linens and a starter set of toiletries and paper products.
Resort/Parking Fee...$35
Each vehicle staying at the resort is required to have a resort parking pass. This provides guaranteed parking and 24/7 security at the resort.
Security Deposit
A $300 refundable security deposit is collected 7 days before check-in. Pending an inspection of the property, the security deposit will be refunded within 7 days of check-out.
Rental Agreement
Guests will be required to sign our rental agreement and provide a photo ID at time of booking.
